Real estate appraisal standards provide guidelines for the preparation of reliable valuations. These standards emphasize the central role of market data collection in market-oriented valuation methodologies such as the Market Comparison Approach (MCA), which is the most commonly used. The objective of this study is to highlight the difficulties in data finding, as well as the gap between the standards and the actual appraisal practices in Italy. Thus, a detailed comparison was made between the real estate data considered necessary by the standards and those ones reasonably detectable by appraisers, showing that some important market information is not reachable due to legal, technical and economic factors. Finally, a case study is presented in which the actual appraisal of a residential property is schematically described to support what is claimed with the research question and thus the degree of uncertainty around an estimate judgment.
Exploring the development path of badminton with Chinese characteristics is a key area in advancing the reform of China’s sports system and a crucial theoretical support for transitioning from a sports power to a sports powerhouse. This article reviews the overall situation of the development of badminton in China since the founding of the People’s Republic of China, and based on this, puts forward the basic connotations and directions of the development path of badminton with Chinese characteristics. It discusses the opportunities and challenges faced in aspects such as badminton management system and mechanism, accelerated optimization and upgrading of sports industry and brands, substantial breakthroughs in competitive level, cultivation of reserve talents, and diversified development of sports culture. It explores the future direction of the development path of badminton with Chinese characteristics from five aspects: system, management, talent, industry, and culture.
The article examines the current state of fertility processes in Kazakhstan, the diversity of reproductive scenarios, and the reasons for their formation. The authors proceed by analysing the sovereign demographic system formed in Kazakhstan in the first quarter of the 21st century based on the Kazakh ethnic group. Cluster analysis was performed for demographic zones, considering indicators such as the proportion of Kazakhs in the urban population and the total fertility rate in cities. We believe that case technology allows us to demonstrate the differences in the reproductive attitudes and behaviour of urban Kazakhs, ultimately determining the trends in reproductive processes in the country. The focus is given to the socio-cultural and socio-economic differences across the regions of Kazakhstan and their impact on fertility processes in the context of the accelerated urbanisation of Kazakhs. The main variants of adaptation of the reproductive behaviour of Kazakhs to new urban living conditions are described, and an assumption is made about further prospects for maintaining or changing birth rates in Kazakhstan.
Concerns about public food safety are comparatively common in the Chinese food distribution industry. A dearth of expertise and scarce resources lead to frequent instances of incapacity and inadequate oversight, which negatively affect stakeholders in the circulation industry. The main challenges to food supervision are the need for more alignment between the technical specifications, comprehensiveness, and continuity of the existing food safety supervision legislation and the real circumstances facing the regulatory agencies. Despite the circulation field’s critical position in food safety regulation, its complex and variable characteristics make it challenging to implement and manage. There exist notable concerns over inadequate food safety standards and supervisory frameworks, vagueness in enforcing rules, and insufficient workforce and technical know-how in food safety supervision. The opportunities for regulating the food business with the government’s focus and attention considerably outweigh the obstacles that lie ahead. The growth of the food business needs to be viewed in the larger framework of the country’s economic development. Professional involvement and collaboration with technical departments can help regulatory bodies tackle non-compliant actions in the market circulation process in a timely way, resulting in a more evidence-based and responsive regulatory approach. Establishing a healthy equilibrium and elucidating the relationship between oversight and the food business will be crucial in the future.
Corporate performance is the key indicator of availing the economic performances in all economies. Especially for the emerging economy, it is the oxygen for smooth economic operations. The study aims to investigate the influence of board characteristics on the corporate performance of the listed pharmaceuticals and chemicals sector from a developing country, namely Bangladesh. This empirical study examines eight attributes of the board and four financial performance indicators of the businesses. Here, the annual reports of the DSE-listed pharmaceutical and chemicals companies are considered to examine the impact of board attributes on corporate performance. Based on panel data analysis, this empirical study concludes that the fixed effect regression model is suitable for all four models. Except board size, the results demonstrate that all board attributes are generally statistically significant. Furthermore, it confirms that all the significant characteristics of the board are positively associated with corporate performance, except for board independence. The research offers valuable insights for policymakers, investors, organizations, and scholars, promoting optimal board structures, innovative solutions, and an enhanced understanding of corporate governance matters. This research explores the challenges in board attributes, which enhances our understanding of corporate governance matters and their impact over the last decade in the listed pharmaceutical and chemicals sectors in Bangladesh.
